In the heart of Bundoora, this remarkable residential project is taking shape, seamlessly blending modern design with elements of historic charm. The Nova Circuit development, features 54 contemporary townhouses, setting new standards in urban living. This project stands for its innovative use of materials and its thoughtful incorporation of the brick façade from a historic building, ensuring that the past and present coexist harmoniously.
Project Overview
Nova Circuit, Bundoora is more than just a collection of townhouses; it’s a community designed to provide residents with a high-quality living experience. The projects detailer, Roupen designed each townhouse with attention to detail, placing strength and durability are at the forefront. Additionally, the advanced framing techniques used in the development enhance both structural integrity and longevity, ensuring that the townhouses are built to last.
Incorporating Historic Elements
One of the standout features of the Nova Circuit project is its incorporation of the brick façade elements from a historic building. This design choice adds a layer of timeless elegance to the modern townhouses. Creating a unique aesthetic that honors the area’s architectural heritage. The integration of these historic elements was a meticulous process, requiring precise planning and execution to ensure that the new construction complements the old seamlessly.
What did you enjoy about detailing this project?
I really enjoyed detailing this project because it pushed me out of my comfort zone and allowed me to explore new design challenges. The historical significance of the heritage façade was particularly intriguing, and working with such a unique element added an interesting dimension to the project. It was both a stimulating and rewarding experience to integrate modern design within this historic context.

Were there any issue’s you came across in the detailing process? How did you overcome this?
Navigating the existing heritage façade posed some challenges due to the walls being slightly out of plumb and the windows having varying sill heights. We relied heavily on precise site measurements and close coordination with the site manager. I am grateful to the builder, whose assistance has contributed to the success of the project.

Are there any design features that stood out to you?
The roof cassette system, the biggest measuring 11m(W) x 5m(L) x 4.5m(H). This represents an impressive engineering achievement. It required an innovative approach, demonstrating both precision and creativity. Looking forward to seeing the result lifted up as one module!

How did this job differ from that of any previous job you have detailed?
The scope and design of this project required me to thoroughly dive into the finer details. As my largest townhouse project to date, with a total of 54 units it presented some challenges from a logistical point of view. However, I’m pleased to say that we’ve successfully navigated these obstacles thrown our way.

The Role of Light Gauge Steel
In addition to its architectural beauty, the Nova Circuit development also showcases advanced construction techniques, particularly the use of light gauge steel. The application of TRUECORE® light gauge steel in this project offers numerous benefits, including increased strength, durability, and efficiency. Light gauge steel framing is not only lighter and straighter but also provides better resistance to environmental stresses. Making it an ideal choice for modern residential construction.
Light gauge steel frames are manufactured to precise specifications, allowing for quick and accurate assembly on-site. This precision reduces waste and minimises errors, leading to a more efficient construction process. Moreover, TRUECORE® light gauge steel has a high strength-to-weight ratio. Allowing it to support substantial loads without adding excessive weight to the structure. Consequently, this characteristic is particularly beneficial in multi-story developments like Nova Circuit, where structural integrity is paramount.
Another advantage of using TRUECORE® light gauge steel frames is their resistance to common issues such as rot, warping, and termite damage. This durability ensures that the townhouses will maintain their structural integrity and aesthetic appeal for many years to come.
Conclusion
The Nova Circuit project is progressing well, with construction moving forward on schedule. The use of light gauge steel streamlines the building process. Allowing quicker assembly, reducing construction timelines, and ensuring these homes are built to last with strength, durability, and efficiency. As the project nears completion, future residents can look forward to moving into homes that embody the perfect blend of modern convenience and historical charm.
